Space and operations
St. Felix has run dinner, late-night and private-event business from 1602 since 2011. The build-out, kitchen and bar infrastructure are in place.
The Powder Room at 1606 is a smaller licensed bar with its own frontage. It can be connected to the main room or operated as a separate concept within the same tenancy. The main room connects to the permitted outdoor dining and bar area on EaCa Alley.
Floor plans are included in the marketing brochure.
License, patio and location
St. Felix currently operates under an active full-liquor Conditional Use Permit (CUP), with restaurant and bar service already in place.
Liquor license available separately.
The offering includes the right to use the EaCa Alley patio for permitted outdoor dining and bar service. A City of Los Angeles revocable permit issued on February 10, 2012 for 1602 N Cahuenga authorizes a layout of up to 20 tables and 40 chairs, with planters and a non-fixed railing. EaCa Alley runs north of Selma between Cahuenga Boulevard and Cosmo Street. It was pedestrianized in 2012 through a roughly $800,000 project funded by the Community Redevelopment Agency, and was reported at the time as Hollywood's first pedestrian-only alley. St. Felix operates the outdoor dining and bar area today.
Alley alcohol service is part of the existing operation under the existing CUP. No separate portable bar is in place.
Patio area: TBD measured SF.

Co-tenant · 1608 N Cahuenga
Tribute at 1608 N Cahuenga is a neighborhood bar and late-night gathering place built around cocktails, comfort food and music-driven programming. Located at the address historically associated with Shelly’s Manne-Hole, it brings the building’s cultural lineage into the present and adds an active co-tenant beside the proposed offering.
Offering boundary
The offering is limited to the contiguous St. Felix and Powder Room spaces. Every other storefront remains a separate tenancy.
Configuration and use
1602 and 1606 connect, so the space can run as one destination or as two coordinated concepts. The main room carries the kitchen and the larger bar; the smaller room keeps its own frontage and bar; and permitted outdoor dining and bar service on EaCa Alley extends the floor outdoors.

1606 The Powder Room
526 RSF
A destination restaurant in 1602 with a connected companion bar in 1606, under a single tenancy.
1606 run as a distinct concept behind its own frontage, alongside the main room at 1602.
The rooms have carried dinner, late-night and private-event service since 2011, and the alley area is in outdoor dining and bar use today—so day-to-night operation is an established pattern here rather than an untested one. Ownership will consider a range of hospitality uses and both configurations.
The building · since 1926
Built in 1926, the two-storey building occupies a single corner parcel of 110 by 80 feet. Its storefronts carried Hollywood's performance and recording trades for much of the century that followed.
Hollywood Camera Exchange took the corner store in April 1932. The trade weekly Hollywood Filmograph published from second-floor Suites 213–214, and a Cansino Dancing Academy was reported at 1606 that September.
Shelly's Manne-Hole, the jazz club, ran at the 1608 address from 1960 to 1972. Wally Heider Recording's Studio 3 is documented at the 1604 address. St. Felix opened at 1602 in 2011, and Tribute carries a music-aware neighborhood use at 1608 today.
Bill Evans recorded At Shelly's Manne-Hole, Hollywood, California live at the club on 14 and 19 May 1963, his last record for Riverside. Cannonball Adderley and Keith Jarrett also cut live albums there. Shelly Manne financed the room and played in it; Rudy Onderwyzer, a shareholder in the operating corporation, ran it.
Records made at Wally Heider's Hollywood facility include the Crosby, Stills & Nash debut, cut in February–March 1969 with engineer Bill Halverson, and five Tom Waits albums produced by Bones Howe between 1974 and 1980.
Addresses are given as they appear in period sources and reference works. Recording references are documented to Wally Heider's Hollywood facility rather than to any specific surviving interior. No historic designation or surviving historic interior is claimed. No surviving document identifies which member of the Cansino dancing family ran the academy.
